Where investors often get stuck

Lease terms are hard to compare

Rent, management fees, payment schedules and handover conditions differ between industrial parks.

A plot that does not fit the factory

Plot shape, orientation, ground level, density and setback rules can make the production layout inefficient.

Procedures in the wrong order

MOU, deposit, investment registration, company set-up and land lease need to follow the right sequence.

How World Steel supports you

Technical review of the plot

We check zoning, utility connections and park building rules, and sketch your factory layout on the plot.

One concept to compare sites

We place the same factory concept on each candidate plot to show the differences in cost and schedule.

Working with the park

We work alongside you with the park developer during negotiation and land handover.

Phase 2 ~30 days

Select the investment site

Work with industrial park developers to secure the plot and the lease terms.

  1. Define requirements: location, leased land area, industry and target rent
  2. Negotiate with industrial park infrastructure developers
  3. Sign a memorandum of understanding (MOU) and pay a deposit, typically 10% of the contract value
  4. Register the investment to obtain the Investment Registration Certificate
  5. Set up the company: tax code registration and company seal
  6. Sign the land lease contract and pay about 50% of the contract value
  7. Take over the land, pay the remaining about 40% and receive the invoice

Deposit and payment shares are common practice in many industrial parks; each developer sets its own terms.

Frequently asked questions

How are deposits and lease payments usually made?

In many parks, about 10% is paid as a deposit at the MOU, about 50% at lease signing and the rest at land handover. Exact terms are set by each park developer.

Inside or outside an industrial park?

Inside a park, infrastructure is in place and the special procedure of Article 28 of Investment Law No. 143/2025/QH15 may apply. Outside, land and infrastructure procedures usually take longer.

When do I register the investment?

Once the site is secured by an MOU, the investor files for the Investment Registration Certificate, then sets up the company and signs the land lease.
